REDUCED TVA
When buying a new property, it is possible to benefit from a reduced TVA rate of 5.5% if the new flat is located in an ANRU (Agence nationale de renouvellement urbain) or QPV (Quartier prioritaire de la ville) zone or within 300 metres of it and does not exceed the price per m² ceiling set by the State.
REDUCED NOTARY FEES
You can take advantage of reduced notary fees when you buy a new home, whether it is a new flat or a new house. The notary’s fees are therefore only 2 or 3% of the price including tax, instead of 7 to 8% for an old house. These are known as reduced notary fees.
Please note: since 1 January 2013, a home sold for the first time within 5 years of its completion is no longer considered a new home benefiting from reduced notary fees. The buyer must therefore pay the notary fees applied to an old flat but will not be subject to TVA.

DÉCENNALE GUARANTEE
The ten-year guarantee is compulsory insurance for builders. Its purpose is to guarantee their liability towards the client. It covers, for a period of 10 years from the date of acceptance of the work, any defects that render the work unfit for its purpose or compromise its solidity.
